As of May 1, 2009, all mortgage professionals delivering loans to Fannie Mae and Freddie Mac are bound by the HVCC*. This new set of laws was enacted to ensure appraiser independence. The HVCC governs the appraisal ordering process and prohibits communication betweens lenders and appraisers to guard against any improper influence on appraisers.
Go! Appraisals is fully compliant with the HVCC.
Appraiser Selection
All appraisers working with Go! Appraisals have been stringently screened for education and experience and have active state licenses or certifications. All of our appraisers are continually monitored on state boards for disciplinary actions.
Appraisal Order Distribution, Processing and Payment
We distribute orders to our independent appraisers based on location. No lender is able to request a particular appraiser. Complete appraiser independence is ensured.
Appraisers have no knowledge of the loan officer name or contact information. Lenders have no knowledge of the appraiser’s name.
We do not give value estimates to the appraiser and our appraisers are forbidden from discussing values with homeowners.
Go! Appraisals is responsible for compensating the appraiser.
Go! Appraisals has instituted company-wide policies and procedures to ensure ongoing compliance. And as always, our appraisal reports are individually reviewed to ensure compliance with USPAP and FIRREA guidelines.
*The HVCC does not apply to FHA loans.
